Get Your Home Ready to Sell – A Checklist

Are you ready to move to a new home? If so, taking steps to get your house looking its best will increase your chances of selling it quickly. Today’s market is competitive, so in order to make top dollar, some preparation is most likely needed to boost your home’s appeal. A little planning and elbow grease are all it takes to ensure you receive top dollar!

It’s important to view your home as a potential buyer would rather than the place where you have made a lifetime of memories and attachments. What you see as quaint or interesting may not work for a buyer, so remove your emotions and turn a critical eye to your home. Doing any or all of the items on our checklist before you list your home can help you reap the benefits.

The Checklist:

Declutter– Now is the time to purge, pack and store and organize. Take “you” out of the equation and remove photos, collections, and other personal items. Buyers are not interested in viewing your collections, a messy garage or overflowing closets and cupboards.

  • Create a welcoming, warm home with a few carefully placed pillows, throw blankets, and artwork.
  • Remove any furniture that is overbearing, distracting, or won’t show well.
  • Place furniture sparingly yet appropriately to define the functionality of each space.

Find a balance between lived-in and sterile to create rooms where potential buyers can visualize themselves in the home.

Light it Up–Ensure all light bulbs are working and provide flattering light. Keep in mind that the real estate agent will turn on all lights when someone is touring your home so if bulbs are burned out, the perception might be that you don’t really care. Open all blinds and curtains to let in the light.

Deep Clean–You only get one chance for your home to make the best first impression so deep clean every room. Enlist professional cleaners to do the carpets and floors and consider hiring a cleaning company to make the home spotless. It’s money well spent!

Fix It–Although it’s sometimes easy to overlook minor things that need repaired, most buyers want to move in without having to do anything. So if the front door sticks, there are a few cracks in the walls, the toilet runs or the walls need painting, do whatever you can to show that your home is well taken care of making it more desirable to buyers.

Stage it, Inside and Outside–Many sources claim that a staged home sells faster than one not staged. This doesn’t mean that you have to hire a professional. A simple search online will provide loads of ideas for easy staging. Here’s just one article we found providing easy and doable tips.

Exterior curb appeal is just as important as the interior—think first impressions. Are bushes trimmed away from windows, grass mowed, sidewalks clean and edged, driveway and walkways crack-free, and the front door inviting? No matter what time of year, create a warm and comfortable feel with a wreath on the door, a welcome mat, potted plants, and good lighting on the front porch.

Always be Ready–It’s show time all day, every day! With this in mind, you’ll never miss an opportunity to show your home. Keep all surfaces clean, put away dishes and leave the dishwasher empty, tidy the refrigerator and keep clothes organized, toys picked up, and bathrooms clean and shiny. It’s not fun and takes time, but it will make a difference in quickly selling your home for the best possible price.
